Welcome to Timbercrest Mansions. By booking a stay, event, or service through our website (www.timbercrestmansions.com), you agree to the following Terms & Conditions. Please read them carefully before making a reservation.

1. Reservations & Payments

  • All reservations must be made by individuals 21 years of age or older.

  • A valid credit card is required at the time of booking.

  • A deposit is required to secure your reservation. The remaining balance is due prior to check-in, as specified in the Booking Confirmation.

  • Reservations are confirmed only upon receipt of payment and confirmation email.

2. Security Deposit & Damages

  • A refundable security deposit may be required at check-in.

  • Guests are financially responsible for any damages, missing items, or excessive cleaning required after their stay.

  • Costs for damages beyond normal wear and tear will be charged to the credit card on file.

3. Cancellations & Refunds

  • Cancellations made 60 days prior to arrival will receive a full refund, minus processing fees.

  • Cancellations made within 60 days of arrival are non-refundable.

  • No refunds will be issued for early departures, late arrivals, or inclement weather.

  • Travel insurance is strongly recommended.

4. Check-In & Check-Out

  • Check-in: 11 AM | Check-out: 4 PM

  • Early check-in or late check-out may be available upon request and subject to additional charges.

5. Property Rules

  • No smoking is permitted inside the mansions.

  • Pets are allowed only in designated properties and must be approved prior to arrival. Additional fees may apply.

  • Maximum occupancy limits must be observed at all times. Exceeding these limits may result in termination of your stay without refund.

  • Noise must be kept to a reasonable level. Local noise ordinances must be respected, especially during evening hours.

6. Events & Weddings

  • All events (including weddings, reunions, and corporate retreats) must be approved in writing prior to booking.

  • Additional event fees and insurance requirements may apply.

  • Guest is responsible for obtaining any required permits.

7. Liability & Indemnification

  • Timbercrest Mansions LLC, its owners, and management are not responsible for accidents, injuries, theft, or loss of personal property during your stay.

  • Guests agree to indemnify and hold harmless Timbercrest Mansions LLC  from any claims, damages, or liabilities resulting from their stay or event.

8. Force Majeure

  • Timbercrest Mansions LLC will not be held responsible or provide refunds for cancellations or interruptions caused by events beyond our control, including but not limited to natural disasters, pandemics, power outages, or government restrictions.

9. Privacy & Data

  • Personal information collected during booking will only be used for reservation and communication purposes.

  • We do not share guest information with third parties, except as required by law.

10. Governing Law

  • These Terms & Conditions are governed by the laws of the State of Vermont.

  • By booking this property through our website, you agree that any disputes, claims, or controversies arising out of or relating to this agreement, your stay, or the use of the property will be resolved by final and binding arbitration conducted in the State of Vermont, pursuant to the rules of the American Arbitration Association (AAA). The decision of the arbitrator will be final and may be entered in any court of competent jurisdiction.

    You further agree that you (the Guest) shall be responsible for all arbitration filing fees, administrative fees, arbitrator’s compensation, and the Host’s reasonable attorney’s fees and costs, unless the arbitrator determines that such allocation would be unconscionable under the circumstances.

    Acknowledgment of Arbitration
    By clicking “I Agree” or completing your booking, you acknowledge that this agreement contains a binding arbitration provision which affects your legal rights. You understand that by agreeing, you waive the right to seek remedies in court, including the right to a jury trial.
